Job DescriptionReporting to the Divisional Director of Property Management the successful candidate will have responsibility for the oversight and operation. The Estate/ Building Manager will be based on site and will have responsibility for the operational and business management of the portfolio of property. Working a 40 hour week, the primary function is to ensure the efficient operations, and maintenance of this high-end portfolio of property. The candidate must maintain a constant awareness of the importance of the clients’ corporate image; the requirement to maintain the relevant accreditations; client on-going ESG goals and targets and ensure all occupier and visitor to the building have a first-class experienceJob ResponsibilitiesKey responsibilities will include but are not limited to the following:
Oversee and take responsibility for the overall operations and maintenance management of the common areas of Georges Quay Estate and two buildings situated on the estate [Georges Quay
House + One Georges Quay Plaza] along with Georges Court located on Townsend Street.
Oversee all contractor performance, review RAMS and insurance details prior to works commencing.
Work alongside the Property Manager to drive the delivery of sustainability initiatives and accreditation to align with clients goals and targets.
Promote energy conservation program.
Oversee and arrange all Service & Maintenance scheduling with 3rd party contractors
Supervise and co-ordinate third party contractors attending site and inspect works to ensure H&S protocols and procedures are being adhered to.
Review, test and organise procedures for safety, fire and evacuation.
Mitigate insurance claims / report any incidents.
Carry out emergency procedures in the event of a fire, flood, and break in, accident etc.
Supervise and co-ordinate third party contractors attending site.
Ensure that all equipment is maintained and serviced in accordance with the scheduled maintenance plan.
Inspect all common areas and arrange for remedial repairs.
Project improvement [BER improvement] oversight and coordination to ensure smooth delivery of project.
Seek ways to improve the tenant experience , ambience and services.
Be the direct liaison for tenants for all onsite operations. Build positive relationships with landlords / tenants and contractors.
Work closely with the Property Manager to set annual service charge budget and track expenditure.
Keep the Property Manager informed of all developments with respect to operations under their control.
Client reporting.
Management of on-site Aramark staff and 3rd party contractors.
Work closely with representatives of the local authority, statutory bodies and stakeholders
QualificationsCandidates must possess:
BMS and LMS experience – solid understanding of HVAC systems, LMS systems and controls.
Have a good mechanical/electrical knowledge and previous experience and training.
Have a good knowledge of fire systems, cause and effect, smoke systems, sprinklers.
Familiarity with the range of common plant and equipment.
Excellent communication and interpersonal skills and ability to work individually and as part of a team.
Project co-ordination and oversight experience.
Able to effectively supervise contractors and members of the public.
Ability to develop excellent relationships with tenants and clients.
Ability to maintain detailed on-site records and report to the PM in a clear concise manner.
Have a good “can do attitude” to work.
Highly organised and energised.
Solution driven and a problem solver.
Ability to manage a team.
